Title work is a major part of the real estate industry. Nearly every real estate transaction is in need of this service. In order to purchase property with clear title an extensive search on a property should be completed to see if there are any existing liens on, or claims to, that property. Once the title has been deemed free and clear, a title insurance policy is issued showing the items resolved at or before closing and items which may be an exception to title and covered as known exceptions by the title insurer.
